Why Pipes Burst in Northern Virginia – and How to Prevent It

Our freeze and thaw climate, plus the region’s polybutylene and aging copper housing stock, cause most burst-pipe losses here. How freezing actually splits a pipe, why the leak starts during the thaw, and the afternoon’s work that prevents most of it.

Quick answer: Pipes here burst for two reasons — freezing in uninsulated exterior walls, crawl spaces, and garages during our short hard freezes, and age-related failure of polybutylene and corroded copper in homes built between roughly 1960 and 1995. The freeze risk is preventable in an afternoon. The material risk is only solved by replacement, and it is the more common cause of the losses we actually respond to.

Northern Virginia’s particular problem

We are in an awkward climate band for plumbing. Minnesota builds for deep cold: pipes are routed inside the thermal envelope, and everyone knows the drill. The Deep South rarely freezes at all. Northern Virginia does something worse than either — it sits comfortably above freezing for weeks, then drops into the teens for two or three nights, then climbs back.

Homes here were often built with the plumbing convenience of a mild climate: supply lines in exterior walls, hose bibs without frost-proof valves, uninsulated crawl spaces, pipes running through unconditioned garages and attics. That works fine for eleven months a year. It is exactly wrong for the nights it does not.

The result is that a single hard freeze produces a cluster of burst-pipe calls across Fairfax, Arlington, Loudoun, and the DC suburbs on the same morning — almost always the morning of the thaw, not the freeze.

How freezing actually breaks a pipe

The common mental image is wrong in a way that matters. Ice does expand, but a pipe rarely splits at the ice itself.

What happens is this: an ice plug forms at the coldest point. Water behind it keeps trying to move. As the plug grows, pressure builds in the closed section between the ice plug and the fixture downstream. Copper and PVC cannot flex, so the failure occurs at the weakest point in that pressurized segment — often well away from the frozen section, sometimes in a different room entirely.

And here is the part that catches people out: the pipe usually does not leak while frozen. The ice is plugging the split. Water starts pouring the moment things thaw, which is why so many of these losses are discovered on a mild afternoon by a homeowner who thought they had gotten through the cold snap fine.

The temperature threshold

Pipes in unconditioned space are generally at risk below about 20°F, and the risk rises with the duration of the cold rather than the depth of it. A single night at 15°F is less dangerous than three consecutive nights at 22°F, because the cold has time to work through insulation and building mass.

The bigger cause: aging pipe material

Freezing gets the attention, but across the year, the majority of burst-pipe calls we respond to in Northern Virginia are material failures, not weather events.

Polybutylene

If your home was built roughly between 1978 and 1995 — which describes an enormous share of Fairfax, Springfield, Burke, Annandale, and Centreville — it may have polybutylene supply piping. It is usually grey, sometimes blue or black, typically 1/2″ or 1″ in diameter, and often visible at the water heater or entering the main shutoff.

Polybutylene degrades from the inside out through reaction with the chlorine and disinfectants in municipal water. The deterioration is invisible from outside, and the failure mode is sudden: the pipe does not weep first, it splits. There is no maintenance that fixes this. Replacement is the only remedy, and if you have it, budget for it before it chooses its own timing.

Corroded and pinholed copper

Copper lasts decades but not forever. In older Arlington, Falls Church, and Old Town Alexandria housing we regularly see pinhole leaks from pitting corrosion, particularly on hot-water lines and in homes with high water velocity or aggressive water chemistry. These start as slow weeps — often inside a wall, unnoticed for weeks — and those slow ones cause more mold than the dramatic bursts do.

Failed connectors and supply lines

The humblest and most preventable category. Braided or rubber supply lines to toilets, sinks, ice makers, and washing machines have a service life of about five years, and a washing machine hose that lets go under full pressure with nobody home can put thousands of gallons into a house. Rubber hoses in particular are the single most common failure point in an American home.

Prevention: what to do before the first freeze

An afternoon’s work, high return

  • Disconnect and drain garden hoses, then shut off the interior valve feeding each hose bib and drain the line. A connected hose holds water against the bib and is the classic cause of a burst line inside the wall behind it.
  • Insulate pipes in unconditioned space — crawl spaces, garages, attics, and along exterior walls. Foam sleeves cost very little; heat tape is worth it for runs that have frozen before.
  • Seal air leaks near plumbing. Rim-joist gaps, crawl-space vents, and dryer-vent penetrations let freezing air reach pipes directly. Sealing these often matters more than insulation thickness.
  • Keep the thermostat at 55°F or above, including while travelling. The heating bill is trivial next to the deductible.

During a hard freeze

  • Open cabinet doors under kitchen and bathroom sinks on exterior walls so room air reaches the pipes.
  • Run a pencil-thin trickle from the fixture farthest from your main on the coldest nights. Moving water resists freezing, and an open tap relieves the pressure that actually splits pipes.
  • Keep the garage door closed if any plumbing runs through it.
  • If you are leaving town during a freeze, shut off the main and drain the system, or have someone check the house daily. The worst losses we see are the ones that ran for days in an empty house.

Worth the money

  • Replace rubber washing-machine hoses with braided stainless steel. About $20. Do it this week.
  • Install a whole-home leak-detection shutoff. These sense abnormal flow and close the main automatically. They have become genuinely affordable and turn a catastrophic loss into an inconvenience — particularly valuable if the house is ever empty for stretches.
  • Replace polybutylene if you have it. Not cheap, not optional. Some insurers now limit or decline coverage on homes that still have it.

If a pipe freezes but has not burst yet

  1. Open the tap that pipe feeds, so melting water has somewhere to go and pressure cannot build.
  2. Warm the pipe gradually with a hair dryer, heat lamp, or towels soaked in hot water, working from the fixture end back toward the frozen section.
  3. Never use an open flame. Blowtorches on frozen pipes cause house fires every winter, and they can flash trapped water to steam and rupture the pipe outright.
  4. Know where your main shutoff is and stand ready. If the pipe did split, water will begin flowing the moment the plug clears.
  5. Watch for a slow start. If flow returns to one fixture but not others, you likely have a second frozen section — or a break.

If it has already burst

Burst-pipe losses have a particular characteristic worth knowing: because supply lines are pressurized, they release a great deal of water quickly, and because they usually sit inside walls or above ceilings, that water enters the structure at its most vulnerable point. Wall cavities, insulation, and subfloor absorb it before anything shows on the surface. This is why burst-pipe jobs so often require opening walls that look untouched — the moisture meter finds what the eye cannot.

How do I know if I have polybutylene?

Look at the pipe entering your water heater and at the main shutoff. Polybutylene is usually grey plastic, flexible, stamped “PB2110”. If you see it, have a plumber confirm and get a replacement quote — and check whether your insurer has restrictions on it.

My ceiling is stained but nothing is dripping. Is that urgent?

Yes. A stain means water has already saturated the drywall and likely the insulation and framing above it. Saturated ceiling drywall can also fail structurally. Do not wait to see whether it gets worse.
