What to Do in the First 24 Hours After Water Damage

Quick answer: Stop the water, kill the power to the affected area, stay out of anything contaminated, photograph everything before you move it, and get certified drying started. Do not wait for your insurance company to authorize the work — your policy already requires you to prevent further damage, and the first 24 hours decide whether this is a drying job or a demolition job.
Hour 0: stop the water and make the space safe
Everything else is secondary to these three actions.
1. Shut off the water
If the source is a fixture — toilet, sink, washing machine, water heater — use its local shutoff valve. If you cannot isolate it, or you do not know the source, close the main. In most Northern Virginia homes the main shutoff is in the basement or utility area on the wall facing the street, or in a crawl space. If yours is a slab-on-grade property, it may be at the meter box near the curb, which needs a meter key.
If you do not know where your main is, find it today, before you need it. That single piece of knowledge is the difference between a hundred gallons and a thousand.
2. Cut the power
If water is near outlets, extension cords, appliances, or light fixtures, shut off the breakers feeding that level. Never stand in standing water to reach a panel. If the panel itself is in the wet area, stop and call the utility or an electrician.
3. Decide whether the water is safe to touch
Restoration classifies water in three categories, and it governs everything that follows:
- Category 1 — clean. Supply lines, water heaters, rainwater. Safe to handle initially.
- Category 2 — grey. Washing machines, dishwashers, toilet overflow without solids. Contains contaminants.
- Category 3 — black. Sewage, drain backups, groundwater and river flooding, or any water that has sat long enough to grow bacteria. A genuine health hazard.
Category 1 degrades to Category 2 within about 48 hours, and to Category 3 not long after. Time changes the category, which is why a delayed response is more expensive in more ways than one.
Hours 1–2: document before you disturb anything
This is the step people skip in the adrenaline of the moment, and it is the one that costs them money at claim time.
Photograph and video everything before you move furniture, pull up carpet, or throw anything away. Get wide shots of each affected room, then close-ups of the damage, the source of the leak, and any damaged contents. Capture serial numbers and model plates on affected appliances. If you can safely show water depth against a wall or a piece of furniture, do it.
Then start a simple log: when you discovered it, what you did, who you called, and when. Adjusters give substantial weight to a documented, prompt response — and denials frequently turn on an inability to show when the damage started or that you acted quickly.
Do not throw anything away yet. Damaged contents are evidence. Move them somewhere dry, but keep them until the adjuster has seen them or explicitly releases them.
Hours 1–4: call for professional drying
Call a certified restoration company before you call your insurer, or at the same time. This ordering surprises people, so it is worth being explicit about why.
Every standard homeowners policy contains a duty to mitigate: an obligation to take reasonable steps to prevent further damage after a loss. Waiting three days for an adjuster to visit while water sits in your subfloor is a failure to mitigate, and carriers do deny or reduce claims on exactly that basis. You are not required to get authorization before beginning emergency mitigation. You are, in practice, required to begin it.
What a certified crew does in the first visit that you cannot:
- Moisture-map the real boundary. Water travels much further than it appears to. Penetrating meters and thermal imaging find the edge of the wet zone inside walls and under flooring.
- Extract at volume. Truck-mounted and submersible extraction removes water orders of magnitude faster than evaporation. Every gallon extracted is a gallon that never has to be dried out of the air.
- Engineer the drying. The number of air movers and the dehumidification capacity are calculated from the affected volume and the materials involved, not guessed.
- Produce claim-grade documentation. Daily moisture logs, equipment placement records, and an Xactimate estimate written to the standard adjusters expect.
What to do yourself while you wait
If the water is clean and the space is safe, these help:
- Remove standing water with a wet/dry vacuum — but only clean water, and only if power is safe.
- Get furniture legs up on aluminium foil or wood blocks so finishes do not bleed into carpet.
- Pull up loose area rugs and move them somewhere they can dry flat.
- Move documents, photographs, artwork, and electronics out of the room first — these are the least recoverable items.
- Open interior doors and closets in the affected area to let air circulate between spaces.
- Run air conditioning in summer. It dehumidifies. Do not open the windows in a Northern Virginia summer — outdoor air here is frequently more humid than indoor air, and you will slow the drying down.
What not to do
- Do not use a household vacuum on water. It is an electrocution risk and will destroy the machine.
- Do not run ceiling fans in a room with wet ceilings. Saturated drywall overhead can fail.
- Do not enter a flooded basement until power to that level is confirmed off.
- Do not use bleach on wet drywall. It adds water to a porous surface and does not resolve what is growing inside it.
- Do not assume it is dry because it feels dry. Surfaces dry first. Framing, subfloor, and insulation hold water for days.
Hours 4–24: open the claim
Call your insurer and report the loss. Have ready: when you discovered it, the apparent cause, which rooms are affected, what you have already done, and the name of the restoration company on site.
Ask three specific questions:
- What is my deductible for this type of loss?
- Does my policy include a mold sublimit, and what is it?
- Do you require me to use a preferred vendor?
On that last point, know your rights: in Virginia you choose your own restoration contractor. An insurer may recommend a preferred vendor, and there is nothing wrong with those firms, but you are not obligated to use one. Preferred-vendor programs exist partly to control carrier costs, and their interests are not always identical to yours.

Either, but start mitigation immediately. Your policy requires you to prevent further damage, and you do not need prior authorization for emergency mitigation. Most homeowners call a restorer to stop the damage and their carrier within the same hour.
Will my rates go up if I file a water claim?
Possibly, and it is a fair thing to weigh — but weigh it against the real number. How long will my home have equipment running?

Can I stay in my house during restoration?
Usually yes for a contained clean-water loss. You would need to relocate for category 3 contamination in living space, significant structural work, or a fire. If you do relocate, keep receipts — additional living expenses are covered under most policies.
